Challenge

The City of Yorba Linda Redevelopment Agency had a failed 32-acre auto mall in the mid 1990’s. Though the site was located along the CA 91 Freeway, it had awkward access and poor layout. The site had to be reconfigured and repositioned to deliver enough interest and drawing power that the access concerns would become secondary and national retailers could be secured for the new center.

Strategy

Our founding member, Mr. Morris, at that time a partner at a prior company, recognized the potential and implemented a master plan to reconfigure the site. A full environmental impact report was completed converting the site to a regional commercial designation. The auto mall improvements were demolished to make way for a 330,000 square foot regional retail center. The sign program in the master plan was completely redone to enhance visibility and identification and way finding for future tenants.

Strength

The failed auto mall under the expertise of our principal, Mr. Morris, became the Savi Ranch Shopping Center. Anchor tenant leases were negotiated and included Home Depot (who later sold location to Kohl’s department store), Bed Bath and Beyond, Michaels, Dicks Sporting Goods, Best Buy, TGI Friday, Wahoo’s Fish Taco’s and many others. The center has remained nearly leased since inception and provides over 300 jobs and over $1.4 million of sales tax and property tax revenue to the City of Yorba Linda.
